splitting deeds to get mortgage

I am splitting from my husband and want to get a short term loan for the building of a new house. I have received loan (mortgage) offers underwritten by the ownership of the current property but they will only offer the loan in joint names. We hold the current property as Tenants in Common. Can anyone advise how I might get a loan on my own ?

I have applied totally in my own name and have 50% ownership of current property through tenancy in common and full time employment enabling me to meet payments. Brokers say loan has to be offered to both as deeds are in both names.0

unlikely to get a loan on half a house as they are very difficult to sell if for whatever reason you default0
