There is no Bottom, a right time to buy is for another a good time to sell.
one property could be over priced one week then under priced the next, ie a bargain. when prices are reduced due to "circumstances" no longer in their control!
you really need to stop discussing the market guys and look at the market, make the market your own. A property is only worth what one is willing to sell / ask for and what another is willing to buy / offer at. Your the buyer, therefore its YOUR market. People paying silly money for houses are NOT your competition, its the other moms and dads that you see down the local schools dropping the kids off.
If your not involved in it, then you just wont ever know whats available and there will be missed opportunities.

Your point is a good one IMHO but unfortunately, as I'm sure you now realise, a bit odd tacked on to this thread. If there isn't a thread around right now to which it is an excellent reply, there will be one along in a bit I'm sure.
