Non-eu residents applying for mortgages?

Hi there,

My wife and I are looking to buy our first house. We intend to apply for a joint mortgage relatively soon with a deposit of either 10 or 15% LTV.

We are a little concerned because she is a non-EU national. She is here on Tier-1 work visa (highly skilled migrant programme), but at the present time, does not qualify for indefinite leave to remain. Additionally, she won't appear on the electoral role either, although we're in the process of submitting her details to Equifax and Experian, to ensure she has some kind of credit record.

On the plus side, she has been a uk resident for > 3 years with a good income, continuous job for a well-known company. She has a credit card which she pays off every month.

Does anyone know what are chances are in the current market?

Our first stop will be an independent mortgage adviser. However, I've read in previous posts (a couple of years old, mind) that HSBC accepts applicants on this basis - and as far as I know, they are not accepting applications through that channel at the moment.

    We are with hsbc Steve..
    my wife on spouse visa- they didnt take it on to consideration at all... like every bank we went , they said '' it doesnt matter if she is a non eu resident as long as her visa got 2 years left from the day you apply.
    if your wife doesnt then i think you ll find it tough .

    There are a lot of lenders that do not like applicants if they do not have permanent right to reside.

    However there are some that will look to agree a mortgage for you.

    There will be a few more questions that need answering, but you could have a couple of options.

    Having a HSMP visa can make it easier with some lenders also, but it will depend on your whole scenario i.e. what her occupation is, and what country she is from.

    You will indeed benefit from the help of a professional, and a true whole of market adviser is a good starting point.
