I have been letting the property for about 7 years, it has has 5 different tenants. there has been ups and downs really. the first 2 tenants we went through an agency. Make sure if you go through an agency you get free insurance so they guarantee the rent if the tenants don't pay! i learnt the hard way. had to pay 3 months mortgage and the agent did nothing about it and they only left because the baliffs were after them. The last 3 times we have rented to people we know without an agent, and it has been great. The one we have in at the moment is very good , she is a single mum, and she got a grant to do all the insulation and put in extra storage heaters.
