Credit Check for flat.. help urgent!

Hope this the correct forum.

I have 2 outstanding 'bad' debts and one paid off CCJ.

I am currently paying off my debts and have not incurred any
more in almost 10 years.

I have not lived at the address these debts are 'attached' to for almost 10 years (my parents) but kept the debts 'there' out of simplicity.

I now need to move into a flat, but am not sure how I should go about detailing my credit history.

Yes it has been bad in the past, but I am on top of it now.

As I have lived (bad debt free) for almost 10 years at my current address, what information should I pass onto the credit reference agency?

I don't want to be dishonest, but I don't want to be blacklisted from being able to find somewhere to live due to my actions when I was young.

I need to get the forms back to the asap,

Any advise greatly received.

(I can get a guarantor, but don't think that is a good place to 'start')

    Someone will be along who knows more than I but as I understand it, the debts do not "stay" in the address at which they were incurred but follow the individual around. My credit file has debts incurred at different addresses (I rent so move around every year or so). Having said that does the form you have been asked to complete ask for addresses that go back that far (10 years)?

    Any items that were defaulted, or marked as CCJ’s over 6 years ago should not now appear on your file.

    Have you obtained a copy of your file recently to check the status of these “debts”

    CCJ only paid off this year.. but still it IS paid off.

    I don't have a copy of my file as I don't have a card that I can use on line nor a cheque book! (thus I don't spend money I don't have!)

    The point being the CCJ would of expired from your file 6 years from the date of order, NOT satisfaction , so is likely not to be registered any more anyway.

    I would strongly recommend that you send for a copy of your file from both Experian & Equifax and pay via Postal order (£2 each) you may be pleasantly surprised, and any case it is always wise to know where you stand before any search is undertaken on your file

  • well it looks like i'm screwed, my CCJ is still on file and 'not satisfied' even though its paid off in full and everything else regarding credit says 'danger'

    i'm earning good money and have not had an issue is years, but i can't see how to get round this!

    If the CCJ order date is over 6 years ago then you can ask the CRA to remove it, the same applies to any defaults registed.

    sometimes old CCJ's / defaults get inadvertantly left on the file and you have to ask for them to be removed.

    what is the date of order on the CCJ ? and the date of default on the other items?

    Hi Beenie

    Forgive my stupidity, but I'm not entirely sure what the issue is here. You don't 'inform' the credit reference agency of anything – that's done automatically by virtue of informing your bank and other financial institutions of your change of address... Every address you've ever lived at and can be traced to [via electoral roll, financial products etc] is linked on your file. So while you may have 'kept' your debts at your parents' address, if you've signed up to the electoral roll at your current/subsequent addresses, each address will appear in the 'linked addresses' section.

    If you intend now to rent a flat, probably the only credit information needed will be what's called a Landlord Status Enquiry. This is simply where the Landlord's bank faxes your bank to check whether you can afford the monthly rent... CCJs/defaults etc should have no bearing on your ability to rent...

    This is just my understanding of the situation – all the good people of DFW, feel free to correct me if I'm wrong [well, everything's possible!] :D

    Hi Briona,

    When a status check is undertaken for a landlord they tend to be interested in any prior defaults, and especially CCJ's as this is perceived as being an indication of a tenants likelihood of honouring the rent repayments.

    Most agents / landlords will not accept tenants with multiple Defaults / CCJ's, or will ask for a significant deposit to protect their income should the tenant default on the lease agreement

  • well i faxed over my form now, so i just have to sit and wait, i do have a guarantor, so hopefully that will help swing it...

    they would have every address i'd ever lived IF i'd ever informed someone that I've moved, which I have not, I'm still on the electrol reg at my parents.

    thanks for all your input folks, can't see how i can ever get my credit score back to something decent!

    My understanding is that addresses are only 'linked' when a new search is done for a different address and you declare you used to live at debt address, otherwise it is not updated - the credit ref refers to you at that property, if there is no evidence you have lived anywhere else they will have no new addresses to link it to. Credit agencies are more pro-active, but if you have been paying them they will not have needed to track you down.
