Loan rip off?

I am presently dur to personal circumstances looking for a quick house sale purchase!
I reralise the ultimate I could get is approx 90% via zoopla estimate of 104k to 120k
I have beeen spun a takle that due to baks leoaning he could offer me up front say £65000 of an £86,000 with a minute of agreement he must pay me the balance in 10 years!
Although I could use the cash this seems a poor deal as ai also offerrred him the house complete with furnishings and current rents here are anbout £450 a month
Also by my reckoniong that means a 10 year intersets free loan of £21000 which even at a modest 3% woyuld be considerate !
Constructive comments most welcome!

PS I own the property 100% no outstanding debts! and a new roof with 10 year guarantee just installed!
