Mortgage rejected due to incompetent surveyor

we have just been rejected by our mortgage company due to the surveyor making so many mistakes in the survey that the mortgage company have lost trust in the property. as first time buyers we are devestated as the property in question is one of only a handful in the area we live which is valued under 100,000 pounds.
yes its grubby, in need of a lick of paint, a new kitchen, and some carpet which isnt covered in stains, but stucturally its sound.
The surveyor firstly undervalued it, then changed his mind...putting doubt in the mind of the mortgage comp'. then he wrongly told them it was a council house which gave them reason to reject us, then after proving this incorrect they have rejected us again on the grounds that it is inhabitable...which is neither mentioned or reported to us in our report and is completely wrong.
The house was rented out as of 4 months ago and is at present an empty grubby shell...but it is nothing like an old persons ex-home or similar.
now we are desperately searching for a new mortgage company and trying to get our money back from the incompetent surveyer....DO WE STAND A CHANCE? AND IF SO HOW SHOULD WE GO ABOUT IT? THANKS X

the house has all of its utilities although as its vacant they have been turned off. literally the surveyor has just not done any research, and its cost us £350 for the pleasure of his !!!! up.

Does the property have a council 'closing order' placed on it? This would render it uninhabitable regardless of condition on any survey.0

A property can be rendered uninhabitable for something as simple as having no kitchen units/sink. out of interest who was the lender and firm of surveyors?I am a Mortgage Adviser

The house has never been council, we actually contacted them and they said they, or their housing associations had never been in possesion of any properties in a 2 mile radius. In fact it was built as part of port sunlight village for its workers and then sold on in the 1950's.
The house was rented out untill feb of this year,so all the gas and electricity boxes are stickered to show checks and testing, it has a basic kitchen with a sink, gas cooker connection, sockets and cupboards, a dining area, large living room with laminate flooring and central heating. It also has double glazing which was put in within 5 years ( i lived opposite for 26 years so i know these things...im nosey!!!) There is a modern white bathroom suite and two bedrooms. The only dodgy things which look crap are all the sockets have been smashed in tenent revenge. it has a massive garden too.
The surveyor was from thomas c adams.
The surveyor told me that he had not valued a property in that kind of state in over 2 years as he usually surveys propertys with people still living there or vacant, done up properties, he said he probably viewed it through his own eyes and not subjectively, to be honest, we would love to buy a fabulous decorated home, but they do not exist under £100,000 we wanted a fixer upper but just keep getting knocked down. we have even bought an entire kitchen to replace the other within the first week so how can that be a reason to reject a mortgage?
We did have good news though as the mortgae company have hired another surveyer to see if it is worth the £90,000 so hopefully we will know tomorrow...the man next door to this house is trying to gazump us with cash so we know we cannot lower our offer and if we loose it he will snatch it up....b@s&@£d!!!!!

The mortgage company backed down and sent in another surveyer!!! they valued the property at the price we offered and so we have got the mortgage!!!! they found no problem with the house and although they put it down as a council house (AGGGHHHHHH! do some bloody research!) we will hopefully get our papers through tomorrow. we are sending in a formal complaint to the first surveyors company as his stupid errors caused us far too much upset and stress, not to mention £350 worth of poo in document form!!!! house here we come!!!:j :j :beer: :j :j :T :Ti only tried to kiss it...help me get it off my face!:kisses3:0
