    Hi there,

    Don't be too hard on yourself and compare your situation to others on lower deals. You did what you thought was best for you and your family at the time. You didn't have a crystal ball, and couldn't have predicted this so keep your spirits up and you are on the right path.

    Hi Goat

    We opted for a fix of 4.99% for 5 years in August 2009 and we don't regret the decision. You still can't really get a better rate if you are fixing. We could of got a much lower rate for two years but our opinion was that in a couple of years interest rates are likely to rocket and due to the fact we have a large mortgage paying 10% on it would be very scary. Interest rates historically are an average of around 7% so anything under that is a good deal in my opinion.

    Sometimes you get it right, sometimes you don't but I don't think comparing yourself to the person that got the best deal is the way to decide whether you got a good deal.

    Good luck with the repayment plan. Realistically we are probably in it for 10 years and sometimes it seems so long that your efforts are pointless but if you do the figures you realise how much you are saving and how good it is.
