    I wouldn't live in Lee or especially East Ham if you paid me and I'm living in Tottenham! Or 'Nam as one of my friends calls it...
    If I hadn't bought my first house, a run down terrace in Medway, I wouldn't now have a nice house in a village. We all have to start somewhere, and not many of us have the luxury of beginning in a modern three bed semi.

    I agree, that was the way it was but now, even in the crunch when all are supposed to be re-evaluating what the have and be happy with that, most in this area want the driveway, semi, terraced FREEHOLD 3 bed. They're not prepared to look at the ex-local authority which is not only larger in size, but about 50K-60K cheaper!!

    Where people knew they's start at the first rung, they nowl want it all now! AND a lot are getting married this year so are they gonna want a nice house and a big wedding - all this year:eek::D

    Well round here, 2 bed ex-council flats go for 145k+

    Private 2 bed modern terrace houses are around 200k+

    So for a FTB you realistically need to be buying with a partner/ mate and both be on 30k+.

    East London - Anywhere from 190k to 415k for a one bed flat. 190k would be a large crack den on a LA estate or a 500 sqft coversion or new build. 415k would be a large 1 bed In an area like victoria park for some sort of Guardian reading media graduate from the home counties who's being bankrolled by mummy and daddy. No idea who is moronic enough to pay that since you could get a 3 bed house for he same money in the same area, but I included it because technically it's a ftb property.

    Probably a combination. If pushed I would say the North bits of Barnet like High Barnet / Edgware rather than the London Borough of Barnet which would include more expensive areas like Finchley and Whetstone.

  • Hamish I dont know what age you are or what your first property was but you have to agree you live in an area which probably does not have some of the problems that most of us encounter south of the Border. I think for many young single males and females the safety/security factor will win hands down all the time and if they can spend more to secure this better lifestyle they will.

    Taking this into account it does distort what you are trying to do with this thread.

    I know if i was young and starting on the property ladder in this day and age paying say 85-100 grand to become an 'extra on a shameless set' as someone previously stated, I would rather rent in a better area and try to skip this lower rung.

    Not sure what other peeps think but this is my take on what is happening. A lot of people are waiting to see if the houses in the better areas will come down to within their reach financially.
