CCJ secured on property, Can I remortgage??

I have a ccj secured on my propert for about £5000. I have been paying a token amount for a while now, but I have other debts and I really would like to solve them all in one hit.

Problem is, I cant remortgage without paying the full ccj amount can I? The amount is very high, with bank charges and stuff but goes back to 1998!

I want to cover around 25k ( Including the ccj on the house ) in debts with a re-mortgage and haggle discounted settlements with my creditors. Is there anyway I can do this with my CCJ creditor? Can I tell them I want to remortgage, but can you clear the debt on my property for a discounted amount to encourage me to clear it?

I really do want to be debt free, well mortgage aside anyway and as this has been going on for so long, I really need to get to grips with it.
