Can anyone offer any advice or tips into doing this.?

There is no such thing in law as a 'protective property trust Will'
It is a a mutilation of a fairly straightforward 'life interest' trust - and that's where your problem will lie - different providers will mutilate it in different ways - so you need to be sure that the particular variant meets your needs.
Most professionals will offer up to 4 different variations of a 'protective property trust' to my clients, depending on what their circumstances are and what their future hopes, plans and foreseeable needs are.
Issues are:
1) What if I downsize during my lifetime - what happens to any cash realised?
2) What happens if I move into rented accommodation during my lifetime - what happens to any cash realised?
3) What happens if I move during my lifetime - does the will need to be revised?
4) What happens to any cash that I may have, or may not have, in the future?
5) What happens if my spouse wants to move after my death? And what happens to any cash realised?
If these issued are not discussed by your provider - walk away and keep walking away until you find someone who will raise these issues - and deal with them.
