selling existing house - legal problems

Hello,
I have recently been in negotiations to part exchange my house with Barratts and there is a problem.
My terraced house used to be one big 4 bedroom terraced house and was re-developed in 2, 2 bedroom terraced houses with seperate addresses. Planning permission was obtained as was building regulation approval, the development work on the house was completed on the 15/12/2005 and the completion certificate was issued.
Barratts solicitor is now asking for a "structural warranty" certificate? I don't have one of these. It's similar to a NHBC warranty as far as I can make out.
It's looking like the whole deal could fall through because of this, but i am confused because i have remortgaged this house once since ownership and I have been i contact with the first conveyancing company and they have said that there was not one when I bought the house and I don't need one?
Indemnity's have been mentioned as a possible solution, but at the moment it is not guaranteed that Barratts will accept this.
What should I do from here?

What does your solicitor say?
I thought a conversion wouldn't be expected to have something like an NHBC whereas a new build would. So it may be confusion at Barratts end - they see a new address and assume its a new build.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
