That would mean a 91% loan to value - so be careful when choosing your re-mortgage deal, as most lenders will charge a Higher Lending Charge. There are some lenders that do not but the rates are just slightly higher. You will need to do the number crunching to see which sort of deals would be better for you.
Also, in terms of interest rates, there are low deals and then there are slightly higher deals that will offer incentives like free legal fees and free valuations - again number crunching needed here to ascertain which would be best for you.
As for documentation, you will pretty much need the same documentation for a re-mortgage.
Your first port of call should be B&W, but i think you will find better rates for your needs with other lenders
To avoid going up to 91% my suggestion would be don't spend quite so much on getting your bathroom done! 5k seems a lot to me.
But then i'm a tightwad who's spent this evening tiling his bathroom floor!Annual income twenty pounds, annual expenditure nineteen nineteen and six, result happiness. Annual income twenty pounds, annual expenditure twenty pounds ought and six, result misery0 -
The estimated LTV is about 85%, so I'm well clear exceeding 90%. And yes, if that does turn out to be the case, I would reduce my aspirations. I don't think it will take £5k anyway, in which case, I'll put the money to other uses - a new cooker being one and putting it towards credit card debts being another. My parents spent around £6k on their bathroom, which was done to a very high standard, so hopefully I should be able to get something comparable.

We had our bathroom fully done for around £3k including the suite, tiles (floor and walls - and that's floor to ceiling on 2.5 walls and floor to mid-height on 1.5 walls IUSWIM) and relocating the existing electric shower.0
