    The estimated LTV is about 85%, so I'm well clear exceeding 90%. And yes, if that does turn out to be the case, I would reduce my aspirations. I don't think it will take £5k anyway, in which case, I'll put the money to other uses - a new cooker being one and putting it towards credit card debts being another. My parents spent around £6k on their bathroom, which was done to a very high standard, so hopefully I should be able to get something comparable.

    We had our bathroom fully done for around £3k including the suite, tiles (floor and walls - and that's floor to ceiling on 2.5 walls and floor to mid-height on 1.5 walls IUSWIM) and relocating the existing electric shower.
