Good shout James. I'd suggest looking into mortgages first, try to get an agreement in principle from a bank/bs that they will give you a mortgage, that way you can make an offer on a house with confidence and won't need to be panicking trying to sort it out after the offer is accepted. Don't get demoralised if you get turned down for a mortgage by a lender, plenty of others out there. I got turned down by Lloyds tsb (who I bank with) because at the time they were only offering 25% ltv mortgages to FTB and I only had 15% but a bit of shopping around found me a good deal.
