Not quite a first time buyer

I took out a joint mortgage with my mother a few years ago to purchase our family home. There's still £100k outstanding on the mortgage. I have since moved from home and am looking to buy my own place in the area I live now. What is the likelihood of me getting a second mortgage on my own? I have £15k for deposit available from family and am earning £40k/yr with £400/mnth outgoings to service loans & CC’s. (I’m currently overpaying and these will be cleared within 6 months)
I’m thinking that my options are:
Are any of these options viable or possible? I have a good credit rating but am also concerned that my CC debt may affect my borrowing power (that’s why I’m focusing on clearing it asap). I’m also concerned that due to her age, my mother may not get a mortgage on her own (that’s the reason we’re joint owners)
Any advice will be appreciated.
I’m thinking that my options are:
- to remove myself from the joint mortgage and apply on my own; or
- remove myself from the joint mortgage and have my mother as a guarantor (if they’re still doing those); or
- apply for another joint mortgage ?
