The way I see it there should be no problem getting you this mortgage, so long as you declare your self employed earnings at the bar so they ar eproveable. If your credit ratings are good you could even afford this mortgage on the money you are both on now, and the scottish broker was talking through his backside, there is more than one lender that would consider this for you. As for fee's/fee's free. Both options are viable to you as long as you are not overcharged. I would say anything above a £500 fee for a 130k newbuild purchase is pushing it a bit. Remember if you add the fee to the loan you will pay interest on it. Some advisors will recommend you do this, some will want upfront payment (at least in part) to secure their services and some will act fee free. Depends on their individual business model and how much they need the business.I am a Mortgage Adviser
