  • Have they taken any payment holidays?
    Missed any payments inadvertently?
    Made any partial payments occassionally?

Can they not sell their home, clear the mortgage and pocket the difference as they go into the bungalow?

If they've been there a long time, presumably 21 years if 4 years to go, they've gained approaching 200% despite the recent 20% price drop.
