have a look at the sticky thread on offset mortgages on the mortgages board.
Basically if you are disciplined and if you have some savings then its worth doing. It means you pay less interest on your mortgage because of the savings and balance you hold in your one account. The interest rate is not the best mortgage rate around, hence the suggestion that you need some savings to make it worthwhile.
