Another FTB - 100% Mortgage thread! Must be the weather!

Initially our son was looking to buy a flat for about 145k with a 10% deposit, but couldn't find the spec he was after for that price.

He has just had an offer for 135k accepted on a flat which needs I would say about 10k spending on it wHihich together with all the associated costs wipes out the 13.5k deposit he was proposing to put down.

He saw a broker about a month ago and and did get a promise of a mortgage from the Halifax, but that was based on a 10% deposit.

His broker, who (I can hear the comments from you all) is not whole of the market and charges £295, which we think might be worth paying to ensure that the whole process is as stressfree as possible, is now suggesting a 100% repayment mortgage with the Portman BS fixed at 5.49% for 2yrs. over 30 years.

He is 25, single, graduate, salary 30k, no credit card debits, student loan 9k.

Realising the financial commitment and also some of the negative comments that have been posted re the Portman we would be grateful for any views.

    There may indeed be other lender options available to him - however looking for a 100% mortgage will have limiting factors in itself

    I would just make sure that you get advise from a whole of market adviser - so that way he can look at all options for you - and you can even find ones that do not charge a fee for the same service

    Difficult to go into much more detail without knowing his full set of circumstances
