Guarantor / Title Deeds question......

My boyfriend and i are thinking about buying the house next door-but-one to his...we are moving in together in September, but my current home is rented.
The second house is for a "home" for my 2 sons (both students) and as a holiday pad for family & friends, and also to store most of the surplus furniture & stuff from my house until the DS's are setting up their own homes.
HOWEVER.... i don't earn enough for the mortgage...boyfriend does and is willing to stand guarantor while i make the payments....how does this affect the title deeds? Is the house in my name or joint?
