Extend loan but have charge on property?

Hi all
Due to my wife's bad credit history, had to get the mortgage in my name only. To give her some security tho, we had a charge put on the property through the Land Registry. Now I want to extend the loan to build an extension but we are concerned that the 'charge' will link my wife's credit history and adversely affect the application. Is this correct? Should we go through the expense of removing the charge first, and then reinstate it when all sorted or will the credit check still be carried out on me only?

  • Suspect you did the "on your own" thing some years ago.

    Lenders are more canny, now. Being married is enough to tie your credit histories together, anyway. The lenders didn't care about that, until they lost billions...

    Now, they will probably spot it, no matter how you play it.
