Split from boyfriend - Change of Parties form rejected - what can I do?

Hi - I'm new to this forum, and have been informed that's it's the best place to come to get some advice........well here goes my situation:

I've recently split from my boyfriend who I have a mortgage with. As he is moving out (30/11/09), I/we want to have the the mortgage/deeds soley in my name. We have only been in the property for 2 years (25 year interest only mortgage originally).

I filled out a Change of Parties application and returned it to Northern Rock. I assume this is so that they can assess my income and decide if I can take on the payments myself. This is something I know is possible and after all bills/travel/mortgate I'm still left with £1000 disposable income each month.

I have phoned NR today and they have said that my application has been rejected....I wont be able to post the reason they give me until I receive the letter (fingers crossed it will be at home when I get there this evening). They said that a second person is needed on the mortgage (not a guarantor).

Bit of back ground - due to their being an unsecured element on the mortgage (£10K), NR have said that a guarantor is not allowed. My parents are willing to become guarantors, so if we paid off this unsecured element could they then become guarantors?

I need to have my ex removed from the mortgage/deeds as he is dreadful with money and is already living off loans/credit cards/flexi accounts/overdrafts. If I can not remove him surely this will enable all his debt to fall back on to the house??

Really scared and need some advice......._pale_

    Go see a solictor to protect yourself and stop you EX using the house for secured loans
  • He was made redundant 3 months after we bought the property. The loan he used to pay off the mortgage for the last 18 monthsth was taken out by his mother (in her name). So I dont thinks he is using the house for secured loans.........he can't even get a loan himself, his credit rating is so poor (funnerly enough from not making payments on a credit card 6 years ago).
