A and L dont like me

I recently applied to A and L for a further advance on the mortgage they said on the phone "Cant see a problem" anyway today i recieved the news i deaded "No"
Basically weve had some work done on the house which has cost us £25k and went over budget by £5k. I applied to borrow another £10k this would save me about £200 a month on other commitments they sent a Indy valuer last week who said they value very conservatively!!! Now im quite worried what the future may hold they said i can appeal by the way of obtaining seeking details of similar property in the area they said they wont accept a estate agents valuation on my house. Trouble is my house is now after the work by far the biggest in the road and in the area there are hardly any propertys that have been for saler anyway, i have no arrears and a good credit rating and the mortgage would still be below their 85 per cent lending cut off point.
To be honest im fuming !!!
Trouble is im tied in a fixed rate till nov 2011

Repeatedly posting fresh threads with portions of the whole story is not going to get you good advice that can allow for your overall position.

You would have been turned down by A&L because of the £30k other debts you have. You don't need to be in arrears for them to be concerned about other debts.

Get serious about putting together a SOA, and ask the debt-free & mortgage-free wannabee boards to tell you where you can economise.
