advice on pre-paid booking fee

5 months ago i secured a new re-morgtage deal with HSBC for a new mortgage to start in late December, the booking fee was £599.
Circumstances have changed and my existing lender has agreed a mortgage deal with myself with additional borrowing.
My question is can HSBC refuse to refund my booking fee as the mortgage has not yet started?

What paperwork did you sign. Was this paperwork a contract ?

p/work was offer in principle for mortgage to be deferred for upto 6 months0

I suspect you are going to have to read ever word of that paperwork to see what wriggle room you have. There may be others on this forum with similar experiences.

It should say in the KFI you received from the broker/lender.
For example I just received one from Woolwich and it shows a "Withdrawl fee" of £150 if I pull out prior to the mortgage completing.0 -
If your KFI states it's non-refundable then you won't get it back0
