Just had a letter today from Future Mortgages completely out of the blue.
We have been with them since 2007 without a single missed payment.
They say that they have not received a response to their correspondence (none has been received).
It then says that "As mortgagees we have arranged cover with our insurers to protect our interest in the property. The monthly cost dor this is £46.90.
This has been debited to your mortgage account for the current month and will be debited for next month, please forward us a cheque for both these amounts. Please note that if payment is not received these will remain outstanding and will incur interest going forward.
Then it says the monthlu mortgage amont is going up (to include this) and they want another cheque of £17 for 'Lenders Interest Only Fee'
Reading in between the lines the letter implys we dont have buildings insurance which we have and have always have had.
Their office is closed any suggestions as I imagine they will start to argue the toss!

Get on the phone first thing monday morning and ask what the hell is going on!
Have your insurance details ready to prove you have buildings insurance and make sure you tell them you have never received any letters re insurance>
Good luck0 -
Phoned the Halifax who we have both contents and buildings insurance with - changed from Norwich Union back in May.
The chap at the Halifax said this is a common thing (he didnt say specificaly with Future) and arranged there and then a fax to be sent to Future this afternoon.
I imagine when I phone them monday I am in line for an argument. Honestly the annoying thing was the tone of the letter saying they had previously written - BS- I will just tell them the same and say I had previously written advising them of change of insurer - can they enforce the extra charges they have said they have suddenly made.
I think some pen pusher at Future has suddenly realised they had a possible error on our file and just fired off a letter as it was so late on in the year since my old buildings policy lapsed back in May?
I have had no gap in my buildings insurance, it just surprised me that the guy at the Halifax saw this sharp practice as routine.
Is it worth me contacting the FSA?0
