HIP and local searches

Hi all, I am buying a property which has a HIP. My solicitor (who i am already not happy with) has now given me my final bill and it states, amongst others:

Searches local £139.00
Searches drainage £49.00

Should I be billed for these even if the HIP should already contain these?

Depends how old the HIP was, they expire after 3 months (so I'm led to believe), though some solicitors will use them after this date

These are normal charges
Would you want to find out 3 months after moving in that a new motorway was being build 100 yards from your home !
There is a right of way through your back garden
The local river floods each year and your garden is part of the flood plain!
The old mine works have a shaft nearby and your home might disappear any minute!
Have you read the HIP pack carefully ?
Buying and selling houses can and is very stressful and can seem to take ages
