bit of advice needed, want to remortgage.

Hi guys, i took out my mortgage about 4 years ago, i have an abbey 3 year stepped discount which is now just at the normal rate. I want to remortgage at a higher value to get a lower rate possibly and also to get some money for home improvements.
Sorry if i sound abit thick, but How easy is this to do?

all things being equal it should be fairly straighforward
check Abbey fees for leaving ( ensure no remaining/ overhang Early repayment/ redemption fee)

Should be easy as long as your income is sufficient to justify the loan , and you are comfortable with the affordability.
