Renting a House

We have a house that has been up fort sale for the past two years with no interest from anyone to buy it. We are thinking of putting it up for rent but don't have the first clue where to start has anyone any ideas ?
The house is located in Kinallen Co Down.

is the house priced for the 2007 market or the 2010 market ?
as for renting ask the local estate agent .They can organise the letting and the tenancy agreement .You can take over the rent collection and day to day dealings if you want ."Do not regret growing older, it's a privilege denied to many"0 -
I don't know specifically where you would advertise for your area but usually the local EA/ paper is where people look.
Agree with what you're implying Old Git - as far as I can see, houses that are priced to sell, sell. 40% below peak value is a good guide to what you can expect to sell for.Stercus accidit0 -
Same house beside this one sold for £145K at peak of things house is currently on the market for £89K so it has dropped a lot, but we dont really want to drop the price much more...
We have asked the estate agent the house is for sale with and they just say we don't do rental sorry they don't suggest anyone else...0 -
If you just want it rented out, drop your current Estate Agents - thanks for nothing - and find one that does deal with renters!
Also speak to your Housing Executive, they may be able to help.Would you ask the wolves to look after the sheep?

Simply put an advert in the mourne observer/Down recorder or other local paper and local shops
We used to rent a house out in Castlewellan and never bothered with estate agents. Once the locals knew we were renting it out they came to us looking for it
We showed them around, decided if we wanted them to live in our house, asked for a months deposit and a months rent up front and set up a direct debit arrangement for future rent.
There is copies of tenancy agreements available on the web so just use one of those altering it it to suit your needs. Make sure you include in it who is reposnsible for utilities, repairs etc and the length of notice required.
From a tax point of view - keep a record of all the income and expenditure on the house including repairs, furniture, insurance rates etc so you can firgure out the profit and submit tax return in AprilWeight loss challenge, lose 15lb in 6 weeks before Christmas.0 -

Douglas Estate Agents in Ballynahinch used to do rentals I think, plus T M Halsey used to do them and he wasn't bad to deal with.Norn Iron Club Member No. 252 :beer:0

Think about what you intend to do with this property longterm.
I know some people who are letting their properties out now (because they are not selling) and they are planning to put them on the market to sell in 6months-1 year.
the problem with this being property prices will probably go lower, so if it is your intention to sell (sometime soon) I would cut the price and sell now, you might end up chasing the market down.Groceries challenge

I'm in the same boat, house is priced for now i.e. low, but as we've had such little interest I was thinking about renting it out. Not sure whether thsi is a good move or not? What do you think?

if you are going to rent out do it yourself a agent will put anybody into it when you do it you can pick good tennants0
