Who is current lender - can they offer in house swap

    Currently with direct line, who can offer a similar deal but with a £300 arrangement fee (which would take a year and a half to pay for itself through the lower monthly rate)

    All other lenders contacted also want up front fees of some sort...

    At the end of the day I am only going to be paying an extra £20 from next month so not the end of the world if nothing better is available.

    If you move Direct line will likely have an account closing/ sealing fee- need to take that into account.

    There are remortgage deals (ecxample say discount/ trackers for 2 years) with no fees ( or refunded fees) and flex options although as you mention the amount does restrict the lender choice, but again as stated ways around that.
    BUT watch out that the "follow on rate " does not mean you might later be on a poor rate in a couple of years time

    Do you have any savings elsewhere?

    From the details you give you might find an offset mortgage could work for you. Even with a modest amount in your current account you could be reducing the interest payable on your mortgage.

    You could also use a zero % credit card 'stoozing' arrangement to reduce you interest bill further (more details on the credit card board)
