Yes! Connells as in high street Connels.
Thanks guys this is my first time tring to buy a house and am having to wise up quickly.
Im going to digest these answers over the next day or two. I would like to push for my connels advisor fee 299 and the mortguage arangement fee 645 but I would need to construct a good plan on how first.
Tuscan I think it stinks also. It felt like it was a set up for a while. I have been so tempted to visit the sellers and ask them some questions but stopped myself. The house is still on their website and when I call they tell me its still been adversised but not on the market?? any one understand this? (is it something to do with the charges the house seller has paid) and they cannot disclose further details. I am not interested in the house now I have found a nicer one but dont like to feel that I have been taken for a ride.

I recently requested a veiwing through connells was told i could only view the house if me and wife went to see connells in branch mortage advisor first.
Told them no thanks but could prove mortage offer so we were not time wasters, was again told to come and see there mortage advisor first
so i tought it was only fair to go and knock the sellers door and tell them of connells anticts.
the poo hit the fan and guess what the seller has told connells were to go0 -

Im so rubbish at this maybe I should contact connells tomorrow and tell them i have gone to another advisor and risk them been funny with me. I dont want to blow my chances with any money refund.0 -

Personally I would send it. When anyone instructs an estate agent all they are interested in is selling the house and none of this other nonsense. Connells ask a prospective vendor if they want any offers on their property "qualified", basically asking the vendor if they want them ("Connells") to make sure the prospective purchaser is in a position to do so ie: Sold or have a mortgage agreed in principle. Obviously the vendor will say yes to this.
What they don't tell vendors is that they will interpret this instruction to do pretty much as they please ie: Insist on buyers seeing their mortgage adviser, not putting offers through until they see thier mortgage adviser and all the other shenanigans you mention.
Many moons ago I worked next door to a Connells so I know the tricks they pull, and in your case bailey, I'd let the vendor know about them.
