3 or 5 yr fixed from Feb 2010

My existing mortgage fixed period (4.89%) finishes end of Jan 2010.

Currently with YBS - their new rates don't look very good, and I believe when I goto the SVR it will be higher than my rate now!

I am looking for new fixed deal. I see the 2yr rates are good, but I am kind of thinking 3 or 5 year might be better, assuming I can get a decent rate.

LTV = 60%
Income ratio = 3.3 to 1
Mortgage type = Split - approx 1/3 repayment, 2/3 Interest only.
No other loans, or credit problems.

I also have some additional spare cash which is earning peanuts in savings accounts, so could put this to use in an offset part of the mortgage on the condition it wasn't locked in and i had access when I needed it.

Suggestions where I can look please?

  • HSBC 5 year? Just over 5% I think. You want 5 years as I suspect once the rates start going up, they won't stop.

    Moneyfacts would guide you towards First Direct for a 3 year fix at 4.39%.

    HSBC have a 4.95% rate for 5 years.

    A good starting point, but both have a record for cherry picking the best customers and apparently declining those that other lenders would see as good quality applicants.

    So be prepared!
