Help needed with mortgage for accomodation for student daughter

Help please! We would like to buy a flat for our daughter to live in at uni. We know we need an HMO if there are more than 2 in the flat & her name isn't on the mortgage. If we get a mortgage & get her included on the deeds & mortgage we know she could let out 2 rooms. What we need is advice on who offers suitable affordable mortgages which would include her. Any advice would be greatly appreciated. Thanks
