Unmarrried Splitting Up Mortgage Advice Needed

After 12 years together my partner and I are to separate.

We have have a joint mortgage together for 6 years.

The split was instigated by me - but ideally i would like to walk away and leave her everything (including my share of the equity in the house) and do so in the easiest and stress free way possible.

Although I am legally entitled to half of our jointly acquired assetts(probably) and half the equity I do not want her face any finanicial hardship.

Can I do this without having to get a solictor involved. Is it as simple as me contacting the mortgage company and removing myself from the deeds.

  • It is simple if your partner can secure the mortgage based on her own income and the lenders's LTV requirements. If she can, you need to transfer your equity to her during the remortgage process.

    After 12 years i have fallen out of love with her and we (both of us if we are honest) have been quite miserable for years.

    But I still love her and feel I have a better chance of starting over afresh than she will - and so I want to leave her eveything to make the transition (and a bad situtaion not quite as bad) as smooth as possible for her.

    On the face of it this may seem stupid or overly generous to ease a guilty conscious - but I genuinely have nothing to be guilty about, there is no one else involved.

    All I have in the world is a suitcase of clothes - we have no debts incurred together.

    There is about £70k equity in the house.

    She may though struggle to make repayments on the mortgage and in time may have to sell the house and downsize.

    As was posted above, she would need to be able to meet the lender's criteria - the equity doesn't really come into it. It is the mortgage amount that counts - does 3x her salary cover the mortgage? Some lenders are being more generous than that but that's what it boils down to.
