Solicitors - Conveyancing

Hi, All! :j

FTB here, mortgage offer in proposal and a property lined up. About to put in an offer in the next few days. However i've yet to contact a solicitor, when should i be doing this next step? It's a repo so the completion date is 28 days after the acceptance offer.

What are peoples opinions of the online solicitors with very competitive prices around half of the highstreet's? Any recommendations even? Cost IS an issue.

    We're lucky that the other half is a trainee solicitor so it was a no brainer really.

    But to comment on the line solicitor, ive heard bad things about them, as you pay the minimum, they'll do the minimum and don't tend to get on the back/put pressure on, or even follow up other people in the chain.

    I was in the process of buting a house and choose the on-line solcitor.

    Yes, maybe with a GOOD highstreet brach where you can pop along and you pay the "going" rate they might be a bit more proactive for you in pushing, but I have never found this.

    In my last house purchase I chased up the solictor asking how things where going and they said they are still waiting for the formal offer from the estate agent.

    I phoned up the easte agent and he just said he had posted it the other day WHEN THERE WAS A POSTAL STRIKE ON!!!!!!!

    Whats wrong with and email I says, after several mintues of discussion he finaly emailed it, about 2 hours later email from solictor CC to me direct to sellers solcitor asking for title deads.

    You wonder why you pay these people somtimes?

    Lingwood you seem a little demanding. Conveyancing does not work o a daily basis, whether with emails or not. Agree that with the lawyer and pay for that, then fine.

    Local solicitors are the best, but view the recent law society gazette .com blog about slow conveyancers and the good checklist of what to watch for.

    ask indepedent estate agents what they think of the local solicitors) not agents who farm out conveyancing to the bucketshops and so have little respect for you and your property deal

  • I don't think he's at all demanding. You pay a premium price (typically over £1000) for very little work, so it's not unreasonable to expect a professional, intelligent, pro-active and quick service in return. I think in most cases they are deliberately slow in order to try to justify the fee.
  • Online conveyancers should be avoided!! I used to be a conveyancer and can confirm that the online conveyancers - Countrywide Property Lawyers for example, leave an awful lot to be desired. You are very likely to have problems when you come to sell your property/re-mortgage etc due to the title to the property not being investigate properly when you bought.

    I used to call online conveyancers, speak to a 16 year old who didn't have a clue about the law and then be told I would be put through to the legal dept. Who on earth was the person I had just been chatting to then!? Basically it was a call centre and the 16 year old was reading from the file notes but didn't actually understand them.

    AVOID!!!!!
