Wonder if anyone can suggest a mortgage for the following situ:
72% LTV remortgage, 2 year fixed rate, totally fee-averse so requires free legals, val and no arrangement or booking fee. Ideally less than 5%. Credit fine. Thr crunch is that its needed to replace a deal which expries today so I need a lender who can turn the application around quickly. Any suggestions?

Britannica has a 4.94% fixed rate but I was told it takes 8w to set up. The only fee is £99.Nevermind the dog, beware of the kids!0

£73500 on a 110k value, 22 years C&I. Its my sis & brother in laws mortgage - they had a Halifax 4.99% 2 year fix, no arr fee, free val and legals arranged through a broker who unfortunately I recommended. The case was never chased and they discovered today that halifax cancelled it weeks ago. Existing lender is Northern Rock who'e offered them a 4.99% two year deal with no arr fee but a £295 Mortgage review fee (obviously no val or legals to pay)Number 86 - Stole a car from a one legged woman... If they would be prepared to look at a tracker the Woolwich have a 2 year fee free, no tie ins whatsoever rate of 4.69%, including free legals, valuation, no booking fee etc.
They are not the fastest in the world though.
If they are adamant about having a fixed rate then I would advise them to go with the Northern Rock offer.
