I mean looking at those links for NW5 and N5 theyre all the same kind of price and personally i cant tell the difference (the N19 one is a bit short on things to compare tho). ... im not disputing the figures, there they are...but when i look at a list i see similar places at similar prices. But if it says prices have increased 27% then they must have!

    I would say (as I would be the same) when you look to rent somewhere you look to rent at around the same rate.
    But I would say perhaps the pool of lower rent property is shrinking so say in 2002 you may of had 100 in the price range now there is only 30.
    You will get to one day when you will unfortunatlly have to pay more

    If the average as gone up it must mean they have inflated as people must be willing to pay more, but as i said perhaps the top end of property's more so.

    Well yes when I've moved I've paid the same (looking at same rate subconsciously) but I don't feel I've been getting less for the same money each time (the contrary!) - and comparing like with like when I just looked on archive.org I can't tell the diff

    I'm not at the lower end of rented property either! ok tbf I've never lived in a 1bed or 2bed apartment only houses but the houses on my street are 500-600k

    Rents in London have tracked earnings in the last 15 years. This is not surprising- rental demand is very price sensitive, there is huge extra capacity in the form of spare rooms. Renters will change their behaviour if prices get too high- go back to their parents, do house shares.

    London houses seem to have attracted a greater degree of investment purchases which has led to even higher prices and low rental yields in recent years.
  • the odd thing here is I think demand is kinda defined wrongly as 'people' - which should really be driving up rental costs. But over the last 4-5 decades actual demand HAS increased imo - in that demand = desire+credit. credit has been gradually extended to an increasing proportion of the population over the last 50 years. This is how i would define rising demand


    Demand may have increased for rental which you would think would increase rental prices, however supply has also increased.

    More rental properties have resulted in more options for tenants..

    Now it's quite possible if there is not a further increase in rental properties yet there is an increase in demand due to an increase in population, that you will see an increase in rents.

    As chucky states however it also depends on demographics and how the increased population is spread throughout the country

    Demographics? Are you sure? I missed that. How was the spelling? Was it used in the right way, or was it a cut and paste? Was it something like "I bought some demographics last monthy and they're already worth 10% more"?

    Did julieq follow it with a thousand word piece on the meaning of demographics, and why they are better now than ever?
