Best Mortgage Rate?

I'm looking for a 80% mortgage for moving to a larger house. I bank with first direct and they have given an indication that they will be happy to offer the mortgage at 3.49% (BBR+2.99%) for life. Having checked the websites of some of the high street lenders and this seems to be the best rate I could find.
Is anyone aware of any other lender offering a more competitive rate at 80% LTV?
