a few re-mortgage questions for this afternoon

hi i have a few questions if anyone could help me please.

our house has been seriously under valued due to a large extention that was done two years ago. ( by over £50000)

The re mortgage is about to go through as we have persuaded them to have a valuer to come and visit us today to vaule the property in person.

But how do i do this for the best as it is not a normal show around to sell so with 3 kids inthe holidays my house even at the best will it it will be by the time he gets her is still lived in and not show room.

And also will he tell me at the end how much it is worth?

is there any thing else i can do or say to him to make my property worth its value?

    Have it tidy of course, but it won't have any meaningful effect on the valuers assesment. The valuer will not usualy give anything away at the appointment because they run the risk of getting into a potentialy long winded, possibly heated discussion with a proud owner.

    You could point him towards comparible property that has recently sold (not just on the market).

    Often property has a price cieling regardless of further extensions or improvements.

    Do you need to remortgage? Is your current lenders variable rate high?
  • Yes we do and we we taking out a bit extra to put a proper driveway etc

    we have had 5 years of a fab mortgage but will almost triple this month, as offer ends

    All houses in my area are different 2beds, 5 beds, some with drive other dont , lome link terraced so bigger like mine so they vary greatly and some our still council, so that does not help.

  • Thanks it all went really well and they valued our house at 45000 more than the rest in our area so pleased we pushed for the valuer to come in person and not do the drive by
