Just an update for you all...
I have just spoken with my mother over the telephone and she reccommends calling the council, housing agencies and 'we buy your house for cash' firms, as these would probably be the quickest methods of selling the house.
Does anyone know anything about 'we buy your house for cash' firms to offer advice on their procedures, if they are a viable option etc?

It is not a great option.
Your best bet is to sell the house yourself as you have the greatest interest in getting a high price. I would not hand the keys back to the bank as the bank will add all costs incurred in selling onto the amount you know and will sell as auction.0 -
If your house would go on the market for £100k, you'd probably be offered £55k by a "buy your house for cash" merchant.

The house was up for sale 1 year ago at £130,000 but we got it for £118,000.
We feel that we would be happy with £100,000 as the area has suddenly gone downhill.
We are not going to hand the keys back now, not a chance! Not after discovering everything that we have!
We are currently looking at properties in areas we grew up in, that we know are nice, back near family and friends...
We're just trying to get our heads around the order in which to do things, which is proving quite difficult. So far we have; Find rental property, give deposit and 1st months rent, move in...

How is that going to help? You will still have to pay the mortgage and insurance on your current house, and also find the money for a rental property, deposit and bills, on top of all the money you owe currently. It will just massively increase your future debt.
That's not the order to do things IMO. Sort out the house before you move out. You should first contact the council to see whether they might be interested in buying, contact local estate agents and auctioneers to see whether there might be any interest in your house (without a for sale board). Might as well check with some house for cash firms too. Start budgeting like bad and try to pay off as much of your debts as you can and gather together some money for the shortfall.
I understand that living there must be getting you down but you should really try to sort this out while you are still there. In the meantime, maybe try to go out as much as you possibly can and just use the house as a base.0 -

In regards to the "Living there must be getting you down" - I wish it was just that, but working from home and having groups of teens repeatedly kicking your door, staring at you through the windows with hoods 'pull-stringed' tight to their faces, balaclavas, bandanas round faces, sticks, cans, iron bars is more than getting me down.
I fear for mine and my partner's safety and sanity - this is no way to live, we just want to be out as quickly as possible while taking the smallest hit. But money, at the end of the day, isn't everything, the quality of your life is - That's what ths experience has taught me0 -

But careful what you sign. Estate agents may demand (not unreasonably) sole rights to the sale, or insist that you pay them full commission even if you arrange the sale yourself or via another agent.
In my locality it would be a non-starter because of this.0 -
Just an update for you all.
I have arranged appointments for estate agents to come value the property, and spoken with the housing association regarding selling the house to them. They have taken the details of the property and are now having a look through their waiting list to see if there is any demand for a house like ours.
I hope to sell the house to the housing association, as it will be so much quicker and easier, not to mention save us the guilt of selling the house on to a nice young couple, only for them to suffer the same fate as ourselves.
I am also going to contact the local property auction house to discuss the process of selling the house at auction, then maybe go and sit in on one to see what kind of money similar houses are going for.
Finally, it's been a week of 'treats' as you can imagine...eggs over window, eggs over the car, other food stuffs over windows and car, kicking the door, banging the windows, throwing things at the windows and doors.
Last night, I was in the bath and as far as the scum were concerned, my girlfriend was home alone...all the banging, kicking, throwing continued though to the point where they have actually shattered a portion of our door.

It's a durable 'plasticy' material but looks like wood. However, it appears that when the ridges on the door are kicked hard enough, they actually shatter.
So our front door now has a lovely big hole in it, right as we are trying to sell.
The only problem now is having missed the last 2 insurance payments due to my partners redundancy and my lack of work - are we going to be able to claim. Also, are we even going to be able to put the house on the markt having missed payments?0 -

This all sounds utterly hideous. I can offer you little advice, but i wish you absolutely the best of luck with it all.
Rather than the financials, this all sounds down to the council's relocation of chav's, is there nothing in place to protect people from this kind of thing?0 -
Unfortunately it appears that there isn't anything in place to protect/aid people such as myself or my partner, or the old lady across the road for that matter.
It wouldn't be so bad if hard working, honest, kind, well mannered, respectable members of society were financially compensated for the decline in there standard of living, lifestyle and house price...but there's not.
It wouldn't be so bad if we had ever done a single thing to justify this sick inhuman behaviour, but we haven't - nor have we ever reacted to the attacks, but I think they derive their sick pleasures from intimidating people - much like the chavs you see in the news that stamped that litle girl's puppy to death infront of her, or the ones that skinned that cats tail, or the one who tumble dryed a kitten until it baked to death in the heat etc etc...
They really do make me sick.
Something has to change, and the only thing we have control over is ourselves, so we are packing up and leaving as soon as we find a place. My partner has applied to 37 jobs in her sector in the west yorkshire area since Sunday, and my parents have offered to put us up if my partner gets a job down there before we have found a property.
Thank God for this website though, eh?
As I'm sat here right now I have the scum patrolling the streets around me, staring through windows, banging on them, kicking the door - it appears shattering part of it isn't enough. I know the police would do nothing, as they always do, so there's no point in calling them.
It's just nice to be able to vent over the internet.
