Lenders who are lending and will take benefits into account.

Can anyone advise if there are any lenders out there which will take benefits into account? All the income is provable.
Wage £15,621.00
Child Tax Credit £8,770.95
Working Tax Credit £941.26
Carers £2,761.20
DLA £4,628.00
Child Benefit £1,726.40
Total: £34,448.81
Once my current house sells I will have £20k equity and am looking at a house valued at £150K so will need a £130k mortgage.

A combined income of 34k is not much considering the op has children. is a career and in employment. I am sure she is not abusing the benefit system and rightly deserve the help she is getting from the government.

The op has quite clearly stated that some of the benefit is DLA which I have taken to mean a child and the other parent is at home caring for that disabled child.
Given that how much do you think would be morally right?0 -
The "problem" you have, is that you are looking at over 85% borrowing
This means that the number of lenders available to you will be limited, as not many lenders will currently have a 90%LTV bracket
The other thing, is out of that limited number, not all will accept the income streams you have put down.
You will really need the help of an expert, as affordability will be an issue here, so you will need to make sure it is affordable not only now, but in the future - and also to make sure you do not waste credit searches on lenders where you will not fit criteria.

We got a mortgage with abbey and they would take DLA etc into account but only if it had been granted for life.
CC debt at 8/7/13 - £12,186.17
Barclaycard £11,027.58
Halifax £1,158.59
5 year plan to live unsecured debt free and move home0 -
Many thanks to the advice. Juggling the figures around I can just hit the 85% LTV mark so I will go and see if I can find a decent whole market broker.0
