LTV Remortgage query

Hello,

My fixed mortgage deal came to an end a couple of months ago so I am now on the SVR. I rang my lender at the time (alliance and leicester) who said they could not offer us another deal as our currrent LTV was about 98% based on their forcasts of how much the property was valued at when we transferred our mortgage to them. They would only be able to offer us another deal at 90% LTV.

I was speaking to a friend yesterday whose fixed deal is coming to an end in 2 months. He anticipates having about 95% LTV. He was very confident that he would easily find a 95% LTV remortgage deal with no worries due to bank being told to spart lending again.

What is the opinion here? I'm sceptical of finding anything at 95% for remortgage. Are there 95% remortgage deals out there? Should I phone my lender again and see if they can offer me anything?
