ok will take on board this advice, worst that can happen is we get a no!
So will keep you posted as to what was said and worse case scenario is we pull out, pay off loan and credit card then save like crazy for 6 months to build up a deposit again.0 -

If you told the advisor that you were keeping the card, he then told the Halifax you were paying it off, thus making them include it as a condition of the offer. Why the hell are you going back to him to other options?I am a Mortgage Adviser

Firstly, we are going back to the advisor to see if he can rectify this mistake and also ask him to look at the other options from other lenders that come up when he done his initial search.
Secondly, we don’t know exactly what was said/agreed between him & The Halifax so we are hoping this can be rectified.
We are both unsure of how this system works so that is why we went to an advisor (and I say again – found on this website!) so that they could find us the best one to suit our circumstances.
My husband is also dubious about going elsewhere at the moment as he doesn’t want numerous “footprints” on his credit file.0 -

No numerous foot prints would be done if you make it clear that none are to be carried out until you have discussed the options available

so am i correct in thinking that nothing shows on your credit file until you agree with the application and its then sent off to the Mortgage Company for approval?
and sorry if I seem to be asking questions that should be obvious to us, but that is why I posted on here originally was to get some advice from people that know about these sort of things.0 -
Nothing will appear on your credit file untill the search is carried out, which is the aproval in principal stage.
I would request a copy of the application that was sent off by the advisor rather than asking him, if this is causing you probelms, which it sounds like it is then you are in complaint territory so you are better off getting hard copies of everything rather than just asking the question.
I understand what you are saying about getting the advisor from this site, it implies he/she would be good and compliant. However this is sadly not the case, especially with larger companies, it becomes very hard to police the "maverick" element.I am a Mortgage Adviser
