Best mortgage for property in Turkey?

Hi,
My fiancee and I are looking for a mortgage to get a property in Turkey. We were only looking for between £35,000 to £60,000 and we would be first time buyers.
I have looked at sites on the internet, but am unsure what ones to trust and what not too!
I have a few questions if anyone in the know could help me with?
- What is the best lender to get a Turkish Mortgage?
- What is the best LTV available for Turkey?
- My fiancee is Turkish, what sort of things could this help in in the mortgage/house searching application (apart from the language ease)?
- We're currently saving for the initial deposit and just wondering if there are any tips we could use to get as little deposit as possible!
