my partner and his ex

currently have a flat together but she has moved out (taking everything with her) and hasn't contributed to the mortgage for 18 months.

He now wants to cut ties with her financially and one of the first steps is getting her name removed from the Joint bank account the mortgage money comes out of which she has co-operated with and filled out the form.

Now he wants to get her name of the mortage and title deeds, his lawyer have informed him it will cost between £500 - £600 to get her name of the deeds and another £125 for the bank handling the change but his ex is now claiming she can get it done for free via legal aid which i've never heard of.

If she can't get it for free can my ex get her to pay half the fees for removing her name asd she hasn't contributed towards the mortgage, household bilds, life insurances.

Also i know he will have to be reassessed due to it being a joint mortgage but like i said he's been paying for it himself for 18 months so is it likely he'll get refused to continue with the mortgage.

    mortgage is at £59600 roughly he's got it at interest only mortgage at the minute paying £252 a month

    it's valued at £61000 but been on the market for a year now at that price

    weekly income is £255 after tax and national insurance

    It is likely they may value it lower and the property is in negative equity - if it was ever worth £61k a year ago, it is likely to be worth less.
    The mortgage application for him along will be treated as a new one and most lenders will not lend over 90% so he is probably going to have to come up with the difference to get this progressed

    it was valued at £72000 by the estate agents but for a quick sale he reduced it down to £61000 so not sure where that leaves him x

    if it has been a year then £61k was too high.


    weekly income of £255 is around £16.5k so to cover a £60k mortgage thats a 3.6 mutliple which is a little high, but the equity situation is going to be the big problem

    what can they do if they won't give him the mortgage????? as it's been on the market for a year and nobody is buying at the moment
