Regardless of this even if they are any good does not mean they can predict the future and past experience proves this
Well tbh, I can only go on my own, family and friends experiences - and they and we have always had the surveyor come into the house and look around. Actually, I lie, I do know one friend who had a drive by for a remortgage valuation. But obviously my experience is limited to people I know - so if I'm wrong I apologise.
One other point is going from media reports of last year, surveyors were being slated by homeowners and buyers for "down valuing" property - buyers would have the mortgage agreed subject to survey and often when it came in the valuation was below agreed price and the mortgage often refused.
So now the boot is on the other foot - you can't please all of the people all of the time.0 -
its not true to say rics is not connected with estate agency. RICS is even taking this line in the money laundering business (they want to be the governance of EAs, instead of OFT). Agencys can be RICS registered.0

You have to be a qualified to be a member of RICS. Then you can use the membership logo.
It is much like for accountancy, you can not use the logos for CIMA etc. you have to qualify to be a member.

Have I ever said I'm denial? Of course prices have risen but I'm asking how they will keep rising based on the fact that more sellers are coming to the market and less buyers are registering?
Also reading the thread on the housing forum regarding those selling in difficult times there seem to be a fair few struggling to get anywhere with selling their house or flat over the past few weeks and their agents comments seem to contradict the comments from RICS

In fact a lot of the actual agents who show me round are either surveyors or land agents: so not ''estate agents'' in the lack of qualification sense. Not even just some guy back in the office is a surveyor.
Rics has some sort of ...tag line ''themark of property professionals world wide'' or some such. Not the'' mark of a qulified and registered surveyor'':D0 -

Sorry but that is not true, the RICS is the 'Royal Institution of Chartered Surveyors'. House valuations.
Land valuations.
Remortgage valuations.
I don't think the qualification is deemed relevant for estate agents, but it is for surveyors.
I would rather have a charted surveyor value my land or house than someone unqualified.
Country wide are regulated by them and they are not EA's (they do a lot of mortgage valuations)

You're right I got it wrong, the tag line is ''The mark of property professionalism worldwide''. I'm not saying contrary to you about its purpose. I'm adding stuff, e.g. the stuff about wanting governance of ML instead of OFT. That is relevant IMO!
