The houses are listed at that share sold price by the land registy, BUT, they are not included in the land registry reports?
I may have missed that if that's what you are trying to say, but as you can see, they are definately listed with the corresponding share sale price. They are not listed showing their full sale price (though this may be something to do with leases, unsure). I only know this because my own house is on the land registry at the price I paid for the share, not the value of the house, so it makes our street look exceptionally cheap.0 -
As I said they are leases, also as chucky said they only use like for like sales for the results.
the registration would be ignored by the Land RegistryIt does not include property sales where the price is discounted because of statutory acts (like council house "right-to-buy") or because the full price for the property is not being paid because it is subject to a shared ownership agreement (for example when a builder or housing association retains a share in the property) or other shared purchase.
the £44k buying price would be ignored but the £115k price would be registered. once the property is sold this would be compared to the total price registered when the shared ownership was completed. so it would be £115k vs the price it was sold for in the future.
it's a similar situation to new builds.0 -

It will show on a LR search as a lease even auction and cash sales show on that.

That is 100% what i am saying every sale lease etc is listed on the LR data of sale prices.
That does not mean all that date goes on the LR report.
If someone purchased a flat for £100K and the identical part buy next door was down at £40K Lease (40%) could you not see how it would mess up the figures?0 -

the Land Registry and the house prices part of the Land Registry are two different beasts. they perform totally different purposes. i've never understood why they produce house prices figures.0 -
