Joint mortgage with ex and no contact to get her name off.

Hi Guys,
Complicated situation I have here - hopefully someone can shed some light.
My ex and I split a couple of years back, and i bought her out with a letter stating that she would be given x amount of cash and signed by her, myself and my stepfather and it was left at that. Two years down the line, I have now let the property out and the council are saying she is still on the mortgage, which she is, but she signed the letter, does this mean I am sole owner of the property? also if I can't get in touch with her - how does this leave me when I want to sell, can I officially do this with my mortgage company? and how much would this cost?
I'm feeling confused about it all and really need some help guys... hope there's someone out there that could put me in the right direction.

Perhaps you should ring your mortgage lender and a solicitor (to help try to track her down). If you had done that a couple of years ago you wouldn't be in a mess now.
If your ex is still on the mortgage then as far as the lender is concerned she is still liable for the debt. Do you earn enough for the mortgage multiples on your salary alone, and does the property have any equity?
If the Land Registry haven't removed your ex's details then she still owns the house with you and I'm guessing that you won't be able to sell without her consent - surprised that you have managed to let it!0
