Hi

interested in buying a property £250k priced to include planning permission for a 2 bed bungalow, checked with council and the planning permission had expired. (no work carried out within the 5 years)

Have spoke to vendor who thinks property is still worth 250k without the pp.

even though estate agent states it needs to be sold for 250k with PP or vendor must reduce price and sell without PP.

Anybody have a rough idea what kind of figure should be offered with no PP.

It depends on how much it would cost to get replacement planning permission.

Low £hundreds as the difference in values would be my guess.

Unless there are some extraordinary local circumstances why would it be a significant difference?

Why don't they just ask for renewal of the application, and you can both get want you (apparently) want...?

thats what i cant work out
if they re-aplied and got the p/p id offer the asking price

i thought because it had been granted once there shouldnt be a promlem getting it again?
