would i get a mortgage??

hey all


i brought my current home nearly 2 years ago: i have now seen a lovley house which i would really love to get my hands on....however i am not sure its even an option so any advice would be great.
current house brought for 144k
current vaule 140k

new house 210k

but!! no deposit to put down and i also have a loan 25k.
me and my partner earn basic of 47k
overtime and bonus at least 10k


would it happen or am i living in dream world!!
