offset mortgage

new to all this internet forum, but after reading a few i thought i would ask a question
about four years ago i took out a offset mortgage with rbs and during this time i have moved house and during a six month period in 2007 i had 2 mortages with them but in may i made a mistake and paid money into my mortgage account instead of my current account.
after ringing them about getting the money transfered back into my savings account i found out i had no accounts linked to my offset mortgage so i had to go into the branch and expain that during the mortgage application they told me that they would alter the accounts,but they never, since then i have been passed from piller to post excuse after excuse. were do i stand with the bank do i have a case for the interest to be repaid, any help would be a great. sorry for my first post to be so long

First of all if the RBS told you they would do something at your request when they were at the time selling you one of their products, and they have not done this, then the best way forward is to complain as this is the quickest way to resolve this issue. That way the balance of power will automatically shift to you! If your mortgage offer stated that it was a condition of this offset mortgage to have an additional RBS savings account for this very purpose then they have really made a big error. However, it seems easy to sort as they can open a new account for savings and immediately transfer the money back. You will not have lost anything as you will have gained some how on your mortgage by reducing the loan and therefore less interest charged etc. Complain - state your case (after checking your initial RBs loan offer for the conditions section) and demand the transfer of this money the quickest way possible. After this it maybe in your best interest to look at other providers and take advice from a whole of market mortgage adviser or an independent adviser etc as you may not wish to rely on this type of service in the future.:beer:I am a Mortgage Adviser0
